REAL ESTATE TERMS: Buyer(s) to enter into a written contract requiring 10% down on the day of the auction, with the balance due upon delivery of deed, at closing, which will occur within 30 days after the date of the contract,  Seller will furnish a title commitment in the exact amount of the purchase price and shall pay the 2007 real estate taxes due in 2008 by allowing the Buyer(s) a credit at closing, which credit shall be based on the most recent information available from the Sangamon county Supervisor of Assessments.  The farm lease with Bart Rhodes has been terminated. The new buyer will be given possession after the 2007 harvest.  The purchase price will be determined by multiplying the final per acre bid times 73.94.
