NOTE TO BUYERS: 

This auction will be conducted in a very simple manner. First, offered as a whole and then by each individual tract.  Whichever way brings the most money is how it will be sold...It's truly just that simple.  You won't have to wonder whether you bought it or not...If you are the high bidder the first time around - you bought it!!!

ORDER OF SALE:

1st Offering:  To be offered as a whole, Tracts 1-5 grouped together, being 46.05 acres, more or less, per survey, including all buildings and improvements.

2nd Offering:  To be offered by each individual tract:

Tract 1:  5.80 acres, more or less, featuring 242.37 feet of road frontage on McCauley Road, the homeplace overlooking the farm with a separate driveway and a 20' X 36' barn.

Tract 2:  5.72 acres, more or less, featuring 258.19 feet of road frontage on McCauley Road, a 32' X 60' barn with a 16' X 60' open shed and a large pond.  This tract would make an excellent building lot with mostly flat to gently rolling land.

TERMS & CONDITIONS:

* There will be a 10% Buyer's Premium added to all winning bids to determine the final sales price.

* Any purchaser of real estate will pay a 20% non-refundable deposit the day of the auction with an insurable interest in the property.  The balance will be due on or before May 15th, 2006.

* Possession and use will be granted with deed.

* 2006 property taxes to be pro-rated between the Seller and Buyer/s as of the deed date.
