FARM LOCATION: From Doniphan, NE, 3 miles south on Highway 281 and 2 miles east to the Northwest corner of the subject property.

LEGAL DESCRIPTION: The Northwest Quarter (NW ¼) of Section Twenty-seven  (27), Township Nine North (T9N), Range Nine West (R9W) of the 6th P.M., Hall County, Nebraska. (160 acres more or less in total).

MANNER OF AUCTION:  This farm will be offered in 2 separate tracts and as a whole and sold in the manner best suiting the seller.  

TRACT #1 (Cropland)

       
       

Approximately 154.5 acres of formerly gravity irrigated farm land now watered by a center pivot system owned by the present tenant. (The pivot system is not included in this sale). The farm enjoys very high quality and consistent soil types. There is an irrigation well with an 8” pump and gear head near the southwest corner of Tract #1 that serves the pivot system through underground pipe. There is an additional 8” well and gear head at the northwest corner of the property that may be used to gravity the north corners. There is a reuse pit on the eastern edge of the farm that was used in past gravity irrigation.
 

TRACT #2 (ACREAGE)
OPEN HOUSE WILL BE SUNDAY, APRIL 13, 2 to 4 p.m.

   
     

Approximately 5.5 Acres in the southwest corner of the northwest quarter. It includes a modern 1½ story, 3 bedroom well kept farm home, a metal shop/storage building, 39,000 bushels of good quality grain storage and drying bin, a converted barn, detached garage and other good out buildings. TERMS

A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due at closing on or before May 30, 2008, except in event of tracts selling separately, closing date to be determined to accommodate approval of the acreage subdivision by Hall County Planning & Zoning and Supervisors. (Not to exceed 30 days after approval).

At closing the sellers will provide a Title Insurance Binder indication marketable title vested in the names of the sellers. Cost of title insurance will be paid equally by the sellers and purchasers. Final payment will be made by certified funds, cash or direct wire transfer to Ruhter Auction & Realty Inc. or a designated Escrow Agent.

POSSESSION

Full possession will pass to the purchaser on tract #1 subject to the flexible lease for the  2008 crop year. Terms of this lease are available in our PIP (Property Information Packet). Possession of tract #2 will pass at closing.

All equipment and improvements included in this auction are selling in as-is condition and without warranty of any kind. Ruhter Auction & Realty Inc. are agents of the seller. All inspections required by the purchaser must be made prior to the auction. This auction is not contingent upon the ability of the purchaser to secure financing.
