Legal:  Parcels: 0240000000300; 0240000000400; 0240000000500; 0240000000600; 0240000000700 in Mill Creek Township of Coshocton County and the West Holmes School District.  Taxes: $1268.23 per half based on CAUV, taxes will be prorated to time of closing and any recoupment will be the responsibility of the buyer.  Terms: 10% nonrefundable down payment, balance at closing, no financing contingencies.  Acreage and frontage amounts, including lot markers are approximate and subject to final survey, buyers to pay $500.00 per parcel in survey costs.  Any required inspections must be completed prior to bidding.  All parcels are subject to final county approval.  Property sells subject to all articles of record including but not limited to leases and easements.  The property is subject to several gas line easements.  Purchasers should inspect the property prior to bidding and beware of its condition.  Free gas is subject to terms of the lease.  Bidders may view a copy of the title opinion at the open house or at the auction.  Property sells to the highest bidder with no minimums or reserves.
