PROCEDURE: The property will be offered in one parcel to be sold ABSOLUTE WITH NO RESERVE. All bidders must register before bidding and acknowledge receipt of the bidders packet. Sellers, the Sellers Agents, or employees of Realty Done Right LLC are prohibited from bidding at the auction.

DOWN PAYMENT: $10,000 as down payment on the day of auction if you are the successful bidder. with the balance in cash at closing. The down payment may be made in the form of cash, cashier’s check, or approved personal or corporate check. Your bidding is not conditional upon financing, so be sure you have arranged financing, if needed, and are capable of paying cash at closing. Please bring proper identification with you.

BUYERS PREMIUM: A Buyers premium of 10% will be added to the final bid.   Ex. If the called bid price was $100 add 10% or $10 to it. The sales price listed on the purchase agreement would then be $110.

ACCEPTANCE OF BID PRICES: All successful bidders will be required to enter into purchase agreements at the auction’s site immediately following the close of the auction. In addition to the Purchase Agreement the successful bidder will be required to sign an Agency Disclosure Form, the Lead Based Paint Disclosure Form, and a copy of the Terms and Conditions of the Auction.

DEED: Seller shall provide a Warranty Deed. Seller has already paid for and will provide to successful bidder an attorney's opinion of title.

CLOSING: The balance of the purchase price is due at closing, which will take place within 30 days of the auction date. Seller shall pay for the new deed, pro-rated taxes, and title opinion. Purchaser shall be responsible for all inspections, appraisals, surveys if desired, and all other closing fees.

POSSESSION: Possession shall be given at closing.

REAL ESTATE TAXES: Real Estate Taxes will be pro-rated to the day of closing.

ACREAGE & SURVEY: All tract acreage, dimensions and proposed boundaries are approximate and have been estimated based on current legal descriptions and/or aerial photos.  Seller will convey title with current legal description on record. If a survey is desired by Purchaser, the Purchaser shall be responsible for all of the costs associated with said survey.

AGENCY: Realty Done Right LLC and Auctioneer Joseph B. Hise and their representatives are exclusive agents of the Seller.
